Basics
Why are you selling?
My employer moved me to the corporate office. It was a surprise, which is why many of the upgrades are so new.
The tax info says that it has 3 bedrooms. What gives?
I don't know why they got it wrong. It was built with four bedrooms on the second floor. There are two more bedrooms in the finished basement.
Basement
What is the layout of the basement?
It has two bedrooms, a family/game room, kitchenette w/dishwasher, Harry Potter closet, and 3/4 bath. It is a great guest or mother-in-law suite.
How long ago did you finish the basement?
We just barely finished the basement. The carpet is brand new and was the installed in late April.
Is there a room under the porch?
Yes, there is a cold storage room under the porch.
Amenities
What kind of counter-top does it have?
Granite - It's thicker than normal and has a 15 year sealer applied.
How old are the appliances?
Brand new!
Is the floor "real" hardwood or laminate?
The wood floors are rustic cherry. They are solid wood.
Is the dryer hookup gas or electric?
Yes. There are connections for both. Any drier will work.
Electrical
Is it wired for network?
Yes, it is wired with multiple drops in each room.
Are there any 220 circuits in the shop?
Yes, there are two 220 circuits, I had intended to put in an air compressor and welder.
It looks like there are too many plugs above the workbench, how many plugs are on each circuit.
The workbench is wired one plug per breaker. They are wired as 20 amp circuits.
Where is the breaker box?
There are four breaker boxes.
- The main box has the breakers for the panels, A/C and lamp post.
- The basement has a panel for the main floor and basement.
- The laundry room has a panel for the second floor
- The garage has a panel for the garage/workshop
How big is the electrical service?
The home has a 250amp service.
Are there plugs for holiday lights?
Yes. There are four plugs under the eves for holiday lighting. They are controlled by a timer in the basement.
When we walked though, we noticed a switch in the living room that didn't do anything. What is it for?
The bay window has a switched outlet for plugging in the christmas tree.
What is the timer by the front door for?
It controls the exterior lighting. The porch and garage lights are set up to go on at dusk and turn off a few hours later. They also turn on in the morning for a few hours. The timing is fully configurable.
Why are there two switches by the back door?
The second switch is for the patio lights. They light up the whole patio for summer BBQs etc.
Plumbing
What type of plumbing does it have?
The home is plumbed using poly tubing and manablock. This is still an optional item today, although many recently built custom homes have it.
Is the tub heated and jetted?
Yes, it has both jets and a heater. Many homes with jetted tubs don't have heaters because it is an additional cost to the builder, and people don't know to ask until it's too late. The GFIs are breakers in the upstairs panel so that you don't have to dig under the tub to reset it. Again, it's cheaper to put a GFI plug under the tub, but it's a pain to reset them if there's a problem. Again, people don't know to ask or think it through.
Yard & Landscape
Is the play yard included? How old is it?
We bought it last spring. It is included with the house.
Does the stream flood?
The stream is shallow and the home is much higher than the stream bed.
Is the house in a flood plain?
The house is not in a flood plain.
